Landlords and letting agents will be aware that they have a duty of care to carry out an electrical safety check to ensure a safe environment for their tenants.
The Landlord and Tenant Act 1985 requires landlords to ensure that the electrical installation is safe when the tenancy begins and that it is maintained in a safe condition throughout that tenancy.
Periodic inspection and testing is necessary because all electrical installations deteriorate due to a number of factors such as damage, wear & tear, corrosion, excessive electrical loading, ageing and environmental influences. Consequently legislation requires that electrical installations are maintained in a safe condition and therefore must be periodically inspected and tested.
We have been working many years offering both gas safety certificates for landlords and electrical checks with reports - offering peace of mind to agencies and landlords but, more importantly, the tenants that live in the properties we assess.
Our Landlords Electrical Safety Checks Are Carried Out by Fully Qualified Engineers
The report provided covers an initial visual inspection of the wiring system followed by a report measuring the functionality of electrical circuits.
We will liaise with all parties involved to arrange access to the property in a responsive time. Reports will be available within 24 hours following our tests and inspections and any remedial work will also be recommended.
We can cover all domestic properties - tackling anything from major faults to replacing a lightbulb.
Home Electrical Reports
Our Home Electrical Report provides homebuyers and estate agents with an independent report including a survey on the condition of the wiring at the property for sale.
These reports are encouraged by mortgage and insurance companies and welcomed by our current clients. Reports will be uploaded within 24 hours of our site visit.
Our contractors will carry out the following and assess
- Whether the current installation is safe – any problems we find will be noted and recommendations will be put forward
- The installation complies with current electrical regulations - We assess the wiring at the property against current regulations, we will note anything that is not to current standards and anything that is dangerous will be reported immediately
- Overall condition and assessment - Including detailing any safety upgrades that may be required in the short to medium term with an estimation of costs, so that you are aware if you decide to buy the property
